    Yes, like all investments P2P has some risk just the same as letting property.

    If you are unfortunate enough to get irresponsible tenants and they damage the place, you will be even more upset.

    You say that your father's ashes are there - where? If in an urn in the garden, they can be disinterred presumably and perhaps buried in a churchyard?

    Continuing to own the property does not appear to be making you very happy so why hang on?

    If you want to be a landlord, sell the property and buy another?

    If you don't, see an IFA about investing the capital?

    Your parents chose the house for them to live in; they probably didn't think too much about you inheriting it, and even if they did they'd probably accept that you might not want or be able to actually live in it.

    In terms of return on investment, you are probably better to sell and use the proceeds to buy something aimed at the rental market -- that might be two smaller properties rather than one, or a smaller property and another type of investment.
    A kind word lasts a minute, a skelped erse is sair for a day.
