    I would just view them because you never know.

    We had an offer accepted at £55K below asking price and had only been on the market a week. It was way overpriced, they'd had four viewings, we were the only ones interested. Sale fell through sadly.

    We offered £10K less on a property listed as offers over. Again it had only just come on the market. They said no, we stuck to our price then two days later they accepted it.

    However, we offered £5K less on a property that has been for sale for over a year, they've had 20+ viewings and no offers but they wouldn't accept our offer, they want the asking price.

    And a friend has recently bought a house at 28% less than the asking price.
