    We had several viewers who apparently had nothing to sell, or so they told our EA, but when chatting to them during viewings it became clear they did in fact need to sell. So it seems the EA doesn't always check these things and you can give them any old story just to get through the door.

    In your position - I'd wait until I'd at least "got a sniff" of a couple of places I was interested in and had a look at them to confirm. Then I would put my place on the market and expect it to go pretty quickly (bar you overcharging for it).

    I cant recall the name of the website now - but there is one out there that pretty much tells you how long your place will take to sell. I put in details of my last house and it was pretty much bang on as to how long it would take. So - knowing I had priced absolutely spot-on the price it should be meant that that length of time was exactly what I was expecting in the event. Obviously, if I'd priced it at a bargain price it would have gone quicker. At too dear a price it would have taken longer. But bang on the proper price meant it went bang on the average time that type of house in that location was expected to take.
