    Thanks Rusty. Roughly how much extra did you have to pay?

    I have put in a offer of 260k and demanded a few extras with the price. Now waiting for the sale team to return the call.

    It was a percentage. My total incentives came to £4,925 (stamp duty) on a property valued at £298,500. I had to increase my deposit contribution by £1,940 in the end. Can't remember the exact reason but they had effectively offered me a mortgage that was £1,940 less than I needed.

    Other mortgage companies will have different rules I expect. Double check with your broker. I was stuck because Halifax was the only bank willing to lend to someone in my particular set of circumstances.

    The criteria for most is 5% in cash(like) incentives. Some count material incentives (such as flooring, turfing, etc.), but most don't.

    My offer was rejected and a counter offer was put forward by the sale's team of £5k off the asking price with free carpets and dishwasher. Told them I will think about it and report back.
