Hard wood double glazing

Options
We're interested in buying a house that at the moment has deco style single glazing. It's in a conservation zone so we're unlikely to be able to replace it with uPVC. Can anybody give me some idea of what sort of percentage higher cost hardwood double glazing costs compared with uPVC?

Some conservation areas won't allow DG at all, others will allow it on the side/rear elevations only and there are different types of double glazing such as Duplex and Slim-lite. If its a Listed property expect to have to supply drawings of the windows and modern DG windows ,the likes of Everest etc will not be acceptable to Conservation.

Cheapest type of HW double glazing will be from mass producers such as Jeld-Wen etc ,Not nice windows at all but they are double glazed and cheaper than bespoke made ones. The HW they use tends to be Meranti which is no more durable than a pressure treated softwood .

Will be more expensive than Upvc ( very roughly 100% more for mass produced windows)and will require maintenance.Bespoke ones can be 400% more expensive because they are bespoke and the more you make the cost is lower per window, economy of scale.

It's not Listed as in Grade 1/2 etc but is actually in an area that's about to have conservation zone status imposed on it and will be called 'locally listed' for which permission is required for anything affecting the front elevations.

Hmm 400% more expensive, might have to have a rummage down the back of the sofa!

I would try and get them replaced pre "Conservation Zone status so you get what you want. Good thing its not Listed as this can take a long time to go through the process and cost more money to have drawings etc done.

There are some decent looking Upvc windows around now which are obviously maintenance free whereas timber windows will require regular maintenance. Mass produced timber windows are not very good in all honesty and bespoke will be more expensive. I make a lot of bespoke windows anything from Art Deco ,Georgian to Arts and Crafts style but they are expensive to make.

If you do wait until its "Zoned" you will be limited to what you can have on the front elevation.

I think the timing may be against us. We're only viewing the house for the first time later this week and the change to the zoning may come in later this year.

The only good thing I can see is that they don't charge for planning applications which are down to them excluding changes which would normally be allowable under permitted development.
