It is on as soiled yet - THere was a massive brown stain in the middle of the carpet when we moved in. Its clearly old (it's lime green and wearing in places)0

Sorry to butt in just interesting to know what is seen as wear and tear, my ex LL claimed for a new carpet (before the deposit schemes came into place) despite me living at a property for 3 years and it being cheap and nasty carpet.0

It doesn't matter if it was before the deposit schemes were introduced or not. Landlords are not entitled to betterment (they don't get new for old). Your ex-landlord had at least 3 years use out of the carpet so wouldn't have been entitled to compensation for those 3 years. The deposit schemes have just made it easier for tenants to challenge deductions rather than having to go to small claims court.0 -

That was what I thought, sorry to butt in again but reason I was unsure was I did have a obvious burn in middle of carpet when the pipes froze and landlord supplied me with a electric heater which toppled over when I was in toilet and put a burn around size of a 50p piece in carpet and he claimed for whole room(and I thought with it being cheap nasty carpet 3 years is a good time to last)
He also charged me to replace the kitchen tiles despite in whole kitchen only 1 tile being cracked (poundland tiles)
