Should I be worried? - Lawrence Copeland?

Hello all - some advice please.

I'm potentially renting a property from Lawrence Copeland. However, I can't find them on the companies house website. Nor can I find the other two companies that they reference on their website for out-of-hours emergency contact.

They have the Residential Landlords Association logo on their website, and I can see that they posted on their members forum in 2006. So I believe that exists. There's a good amount of reviews on Google, but I'm struggling to find any reviews elsewhere.

Would not being able to find them on companies house flag alarm bells with anyone?

  • That's just a trading name. A quick bit of digging tells me that the Limited company is Elbonmill Ltd.

    Not necessarily - I believe Elbonmill is Lawrence Copeland's family company which owns and lets properties. If Lawrence Copeland is a trading name, this should be clearly stated on the company website as 'Elbonmill Limited trading as....' Anyway, he is a chartered surveyor, which makes a change.

    Businesses aren't necessarily limited companies - it could be a partnership, or simply a trading name for an individual. Bit sloppy of them though not to make it clear anywhere on their website what legal entity they actually are.
  • Actually, I was a bit hasty. Just double checked on Experian and there is an unincorporated business called "Lawrence Copeland", so that's why it isn't showing up on Companies House - as davidmcn suggested, it isn't a limited company.
