Put your bed in the same position as the existing one, but turn it anticlockwise by 90 degrees, so that the headboard is partly against the wardrobe with mirrors on the doors.0

I'm with many other on here. You would need to move the staircase to make this house 'comfortable' in my opinion. This would be very expensive and the money would be better spent on getting the 'right house' first time around.0

A lot depends on how many of you living there. Be bold, bed under window but with curtains coming around both sides of room replacing closet doors. Choose appropriate sized furniture downstairs, no marshmallow overstuffed sofas. Check out Pinterest and design magazines, maybe think narrowboat, studio flats etc.
Again do you need three bedrooms consider using sofa bed or even chair beds for occasional visitors you could forfeit your room for their comfort.
When converting garage to gym install second shower/utility room taking w/m and freezer out of kitchen.0
