Selling a second home - capital gains tax

  • My girlfriend and I live together (rented). She is on the deeds and mortgage of a house which is rented out (50/50) share.

    If she decides to sell her share, will she be liable for capital gains tax?

    yes. Owning a property you do not live in makes it liable for CGT

    How much she has to pay on her liability comes down to whether she has any entitlement to claim private residence relief and letting relief.
