Have you checked the neighbours deeds as well?

If nothing is evident from these checks, then I'd be permanently removing the gate.

At the very least, blocking the access will force the neighbour, the landlord, or the utility company to show what evidence they have of their right to enter.

You & your husband need to stand up for yourselves (and your children/dogs).

Write to the landlord, care of the tenner, explaining that because of the Dangerous Dog Act you are being a responsible dog owner and not permitting access to your property any longer.
Block the gate, either completely or with some sort of lock.

You could offer to allow for access once a month to read the meter, say 1st Saturday of every month at 9am. It's then up to the tennent to keep the appointment.
Some days you're the dog..... most days you're the tree! :D

I doubt there is anything in the deeds about allowing access to a gas meter. Who goes installing a gas meter in next doors garden then goes to all the trouble of getting it put in the deeds of the said next door property. Wouldn't it just be easier to have had it installed in your own garden in the first place!

Read the neighbours meter once a month and post the reading through the door.

As the gate opens into her garden not ours my husband doesn't think a lock would be possible.

I initially refused the plumber access today but then relented because he threatened to call the police saying they would force their way in. I was pretty sure that they wouldn't do that but I had to go to work and I was worried about my dogs.

I allowed him to push the gate open from my side because she has failed to maintain her garden and the gate was buried under a climber and broken trellis.

Unfortunately my husband has also informed me that the gate is now broken and won't shut properly so he has had to block up the gap temporarily to keep our dogs from getting in her garden.

In honesty she is so awful I would prefer a solution that requires us to have no interaction at all. Whenever she doesn't get what she wants from us she makes threats against us on social media and to our other neighbours!

Perhaps you should've called the police, I mean come on - there's only a limited amount of sympathy before you have 'mug' on your forehead.

you were 'pretty sure', 'pretty sure' - no it's a definite. The police would not turn up and would not force entry. No ifs, no buts.

    Do you have a picture?
I don't understand why you both have a gate that joins your gardens?

With regards to them looking in your windows that is a privacy and security issue - I'd get some CCTV on your property facing in to the garden. You may be able to build up a case for harassment as she sounds bloody awful.

Don't allow yourself too be threatened in any way. Next time anyone demands access to your property call the police yourself. At best they will turn them away - at worst they will stand watch whilst they do what ever they need to do.

What kind of dogs do you have out of curiosity? Is the gate actually yours or hers? I assume since shes on the right it's her / her landlords responsibility to upkeep .. therefore it's absolutely worth contacting them.

What do you mean stand there and watch?

Has everyone gone mad? The police wasting there time stood there watching a tradesperson?

Get the meters moved. Find the name of the gas company on the equipemnt and contact them, telling them the meters are old and need replacing and moving.

If there is no legal right of way into your garden from their side, remove the gate (it is broken) and stick a fence in its place, with a couple of prickley type bushes your side.

Why would the gas company listen to someone who isn't their customer?

Would you want your gas supplier to turn up at your door to do some work on the say-so of your neighbour?

I would think if it's the National Grid that owns the meter they would listen to a neighbour complaining that they've installed the meter on land which isn't owned by the owner of the property using the service even if the meter was installed many years ago.

If it's some other company that owns the meter...an IGT then I have no idea what they would do.
