    Well, I've tried reasoning, but she's keeping her leg stiff and asking for the amount to be paid. Being abroad, I'm in a bad position regarding response time frames if I start a dispute, so I'm pretty much going to have to swallow my pride and take it as it is.

    I am however going to contact the council in due course and query if council tax was paid over the term of my tenancy by the landlord as stipulated in my contract, including a copy of the contract as proof it is being let out as a self contained annex/bungalow. That should make things interesting for them. Float like a butterfly, sting like a bee...

    And no, I didn't receive the prescribed info, I put all the paperwork received from the agent and LL into the same envelop and I only received the one email from the DPS, giving my account details. I don't delete old email, I file them. Went through them and that's the only one ever received.

    I've also just found it listed on Zoopla, with nice pictures of the kitchen and the bathroom, I've been so free as to save a copy to forward to the council ^^

    I know when I was being evicted, it was difficult to focus on everything that needed to be done. And yes, if you have a bad LL there's anger. And yes, it can seem like a one way street.

    Make sure that you don't lose focus on finding somewhere else to live in the need for 'revenge'.

    Remember that the difference between what you've agreed to pay and what she's asking for is actually quite small. Its a bit late, once you made the offer, to say you won't pay anything and start a dispute process. It might work but I suspect not (not an expert though). Then you've got to weigh up the stress and time spent on paperwork.

    I know its not 'fair' but sometimes we just need to get on with our lives. Next time take photos and dispute any differences between the check in report and what the reality is. Then its far easier to dispute.

    I have somewhere to live, owned. As mentioned, I was between properties as I was waiting for a new build to be completed.

    I am a man of my word and never disputed the cleaning charge, just the betterment of the new for old kettle, which should have been considered wear and tear anyway and the scuffs on the wall that were already present when I moved in.

    Never got on well with the LL, was always sticking her nose where it didn't belong and making unreasonable requests, but I just put on a smile and got on with it as I knew I wasn't there long term. I got 'told off' in my second week of the tenancy for having a few parcels delivered as they found the delivery vans using the shared drive to get to the property I was renting a nuisance. I had to have parcels delivered to the post office or family after that to keep them happy. Also picked up dead leaves etc. from what was in essence their garden a few times as they expected me to do it, just to keep the peace.

    Whenever the LL's grandson came to visit them, he liked kicking a football against the wall of the place I was renting, making a racket and disturbing me. Never said a word about it.

    Anyway, out of there, back into my own place, they can go *£&$*&$""$£"$££")*)(**&*&^$"$*£)* themselves ;)

    Lol, I know where you are coming from.

    You could try disputing the charges in full. Not sure what will happen though but it won't cost you anything.

    If I dispute and the LL answers the dispute, I would have had 2 weeks to respond, or the dispute would have been discarded and the LL would have gotten her money anyway. I'm in Canada right now, would take at least a week each way for mail, so that isn't going to work. Courier would cost more than the actual deductions.

    Just smile and wave, and should I feel so inclined when I get back home, a polite message to the council fraud department.

    Most of it can be done by email and if anything requires a signature you can ask for an extension due to being in Canada. Then again you could just bend over, touch your toes and take it. :) It's entirely up to you.

    If you really wanted to sue for non-protection then I think you have 6 or 7 years to do that.

    As Pixie said, claim the full and do it by email, and also report to the counil for non paying tax.

    I thought the deposit dispute resolution is all done online. Suggest you check how the scheme yours is in works. The DPS was login and file online.

    If the landlord refuses the dispute resolution and takes it to the county court then that's online or snail mail. If snail mail all you need is a friend or relative in the UK to scan and email you the documents. To put your defence in they can print and post your reply. That would leave you with the hearing but honestly would it get that far?

    I'd at least exhaust the deposit dispute resolution before caving.

    Please dispute all of it, if nothing else it might stop her trying it on with the next tenants.
