Completing new build Flat in June [General advise needed on Incentives & snagging]

Hi All

I am completing around end of this month with Barratt homes on flat purchase in London-suberb.
[They haven’t reduced the price or provided any incentives / goodies at the time of exchange.]

Also they are not allowing formal snagging survey before completion.

Could you please advise what we should be mindful of & is there anything that can be negotiated?

Kindly throw some thoughts or any recent experience.

    If you've exchanged, that's it.

    Your snagging would probably be done by yourself and the customer service team for the developer.

    I think the only way you'll get "incentives / goodies" now is if you find some rather large problems with the property after you move in.

    Educate yourself on the snagging process and what to look for, there are some dedicated forums knocking about on the internet on this topic. If you come up with enough issues that don't get sorted in time you may be able to wangle something out of them as a goodwill gesture but not much more.

    Exchanging is a legal commitment to buy at the agreed price.

    There won't be much space for snagging given you've exchanged..You're obliged to complete the process.

    Unless you find some serious problems with your flat, but that's very rare for a new-build flat in London I would imagine
