Do we need to tell the EA about pulling out of purchase?

We're pulling out of a purchase (because of no fault of our own) - I've emailed our solicitor to confirm with him and ask but in the meantime does anyone know if we should tell the EA directly or should our solicitor do that for us?

Had an offer accepted on another house so keeping our fingers crossed this one goes through okay. Everything happens for a reason I think...

*Please read the thread and my replies before assuming WHY we've pulled out - we have a justified reason and all involved were aware of our concerns with the situation in advance of us making this final decision*

  • No need for sarcasm. We're FTB and completely new to all this so it was a genuine question as to whether this information should come from us or our solicitors!

    Yes you should. You should also give the EA honest feedback about the house and exactly why you're withdrawing, so that they can pass this on to the vendor.

    What has being a FTB got to do with it , just make a quick polite phone call so that the EA can tell the vendor , knowing solicitors it could take a week or more to filter down to the seller

    I'm going to e-mail the EA now anyway, and will give them appropriate feedback.

    Fine, to me its simple manners , you made the offer through the EA , withdraw it through the EA , nowt to do with the FTB excuse

    It's best to tell the EA (as you've decided to do).

    If you just inform your solicitor, your solicitor won't inform the EA. More likely the following chain of events would occur...

    - Your solicitor will return contract info to buyer's solicitor saying you aren't proceeding
    - The buyer's solicitor will write to the buyer asking what's happening
    - The buyer will phone the EA asking what's happening
    - The EA will phone you asking what's happening

    And that process is likely to take a week or more.
