    2 friends have sold within weeks too - both getting the asking price. Maybe EAs around here aren't up with the interest in my area right now..

    They have seen the property once. There is a lot of trust expected eg. the EA is truthful about the buyer 'really wanting the property'. The buyer wants to protect themselves from being gazumped - I get that - but that shows no trust in me. He could however pull out anytime!

    But this will apply to any other offers you get too.

    I think I'll accept the offer subject to him agreeing to me putting it on the market. Its an old property but a good 'un. He might find a survey shows things that a new build never would just cos it's old. I have nothing to hide but why should he dictate terms.:beer:

    I would only accept giving the buyer conditions to meet:
    e.g. survey to be carried out within a week, exchange of contracts within a month of survey and completion dates to be agreed. We did this and the buyer agreed. Having the survey carried out quickly showed us that the buyer was truly interested and the sale went through smoothly.

    Because the buyer will have to start spending money, so will want some reassurance that this is not in vain. As the seller your fees are fixed regardless of whether you sell to the first buyer or the second.

    Put yourself in their shoes - if you made and offer of full asking price and really wanted a property you would want it taken off the market.

    This happened to the people that bought our last house (2014) - a FTB offered them the asking price before it actually hit the market, then just before exchange they dropped their offer by 10k. Nothing to do with the survey or valuation which was all fine.

    Not a lot of money in the great scheme of things - the agreed price on their house was 250k - but pretty annoying for our buyers, nonetheless. They panicked and agreed to their buyer's demands. Luckily for us our buyers were decent types and didn't attempt to renegotiate their asking price offer on ours down ;):o

    Personally I'd want to let it go live then see if any other offers materialise once viewings start.......

    Bare in mind survey is by appointment, I had an independent survey done and their next slot was in 3 weeks time.


    Perhaps 1 week is a bit too short notice unless you go for the cheaper survey companies

    I would put it on the market but if you are actually living there I would ask various local estate agents for 'quotes of selling price'

    I am an inexperienced seller and the property I am selling has condesention issues. So putting it on open market and also being totally transparent with the problems means for me I can sleep.
