Survey results - is it as bad as it sounds?

    Assuming your damp survey says the same as the building survey, ask yourself whether you really want to go through all of this hassle.

    I've never seen a report as bad as this, it seems really odd to me. Has there been any flooding in the area? Maybe knock on the neighbours doors?

    Have you told the EA? Is the seller aware of this latest report yet? They may offer to get another report done if they don't believe it. They've been living there, have they? With no problems? Or not?

    What I'm getting at is, think carefully before you spend more on more surveys. If it is as bad as it sounds, it isn't just the £7k (sounds more expensive than that to me anyway) that is the issue here. You'd have to arrange the work, wait for contractor to be available, have it done, wait for everything to dry out - loads of disruption, you can't live there or even put furniture in, so need to make other arrangements. I'd be looking elsewhere I think, rather than spend more money and hope to get a discount.

    The property has been rented out for years ago they are perhaps not aware. I'm going to ring the EA this afternoon and have a chat, see if the sellers can shed any light!

    They did not disclose flooding although it is in a flood risk area and near a stream.

    well good to read im not only one going threw this problem ???? i am in same boat as you and trying get the seller to get a specialist to come in and have a look as we had full building survey an got to high reading of damp and rot on ground floor timber an joist .......similar description to house you wanting ??? keep us updated with the out come ....

    We got a specialist damp & timber survey when the buildings survey recommended it - they ended up saying there was no issue. They knocked £500 off the value until we had the survey done. The normal process would have been that if the specialist survey had mentioned a cost for works, we could ask for this off the price or they could rectify it at their own cost.
    To err is human, but it is against company policy.

    'Saturated'? 'Throw a bucket of water...'?

    Sounds more like flood damage, or a serious leak eg roof or burst pipe.

    To be honest I thought it all sounded a bit dramatic! Especially given that there were no obvious signs of damp such as mould or smell when we viewed but we're new to this so possibly didn't know what to look for. Hopefully the full report will shed some light on the situation.
