Credit check conducted by private landlord

I am currently in negotiation with a private landlord with a view to renting. They have asked many personal / financial questions already. And say that they may run a credit check.

I have disclosed a great deal of information, but not all of my financial situation.

Does anyone know what level of detail will show up on a landlords report and ie. each debt and how much it is? or a general score / risk rating?

I have checked the Experian website it looks fairly general report for both instant and comprehensive checks for tenant screening.

Are they able to run a lenders report as a landlord?

    It will show up public information only.


    CCJs, bankruptcies etc.


    Not your personal, private, financial matters.


    I'd wager its the LL bluffing, to see if you say anything more

    Thank you, I thought that too. RE getting them to see if I say more, they are also asking for 3 months bank statements - never had that before.

    They have disclosed they have had their fingers burnt with a few tenants, but finding it a bit much!

    Can they run a lenders report?

    Not unless they're lending you some money and are registered to do so.


    I would never give bank statement to anyone. Payslip sure, that's reasonable. Bank statement - "go forth and multiply..."

    Bank statements? That would be going to far for me, I would kindly refuse and if he doesn't like it, tough, I'll find somewhere else.

    A LL is not a financial institution/lender, isn't regulated by any financial body, etc. What guarantee do I have my sensitive personal (financial) information isn't going to be abused? This is also the reason they won't get access to your full credit report.

    Bank statements I had to provide as I was using savings to pay the rent as I'm self employed and show virtually no income. I just showed them the one from Santander showing the balance (enough to cover the rent) and very few transactions. I did not show them my most used account which mainly just shows debt repayments and thousands of pounds of gambling transactions from matched betting.

    If you're showing payslips showing regular income then no I wouldn't see any need to show bank statements.

    I don't see why they're concerned...rent is priority bill number one. If you don't pay you lose the roof over your head and get a CCJ against you warning other LL's of your inability to pay the rent. Future LL's can see the CCJ if it wasn't satisfied within 30 days.

    Is the rent particularly high? Are you a British citizen? Are you self-employed?

    I can fully understand a landlord running a credit check for the above and asking for bank statements etc. It's common sense really. Xxx

    The rent is £800, there are 2 of us paying. Both british citizens.

    I am self-empolyed and employed, partner is employed.
