Knocking down walls

Hi
We have a highly recommended builder who has quoted for knocking down lots of load bearing internal walls in our new house.
Quote includes all plumbing, elecs and making good.
Do you think it looks fair?

- remove wall between kitchen and staircase - adding lintel £2000[/FONT]

- knock a door from kitchen into garage £500[/FONT]
[FONT=Calibri,sans-serif]- knock a hole for french doors in kitchen £2000 (including doors)[/FONT]
[FONT=Calibri,sans-serif]- remove decorative bricking from dining room and back bedroom £500[/FONT][FONT=Calibri,sans-serif]
- feed electrics back into walls where required £500[/FONT][FONT=Calibri,sans-serif]
- skim walls where required £1500[/FONT][FONT=Calibri,sans-serif]
[/FONT] Replace cylinders with new non vented cylinder and possibly move boiler to garage. £2250 estimated (dependent on fittings required)

I`m in home counties, i paid £650 + vat for a load bearing wall of 3 meters to be removed and steel insertedNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

Hmm, so my individual costs look higher than what you paid for one wall.

It included making good (skirting, plastering) but it had no electric work requriedNever, under any circumstances, take a sleeping pill and a laxative on the same night.0

I had six RSJ's installed of varying sizes and two concrete lintels. Cost was around £5k.0

And skimmed and woodwork finished? Skip provided by builders? Building control and structural engineer involved?
OP, has a structural engineer calculated all of that for you? That's frightening number of walls to remove in one go.
The prices look pretty fair to me except you seem to have counted the wall between the dining room and alleyway twice?Everything that is supposed to be in heaven is already here on earth.

I had lots going on , it was an easy job for the builder to do at the same time

Ok we got 3 rsj for a wall and 1 rsj for the wall adjacent to the other wall. 3 rsj connected to 1 rsj to support half of my house. Then built a little bathroom on the corner and install a kitchen (kitchen and installing kitchen not included) on rest of space. Cost £14000.0

Fairly quote or not, whatever.... I suggest you get quote from other contractors as well to compare. Above all, you should consider your budget.0
