End of tenancy issues

It just doesn't seem right to me I give a longer notice so they can prepare to move only to move early. I take all your points about just getting them out it is just annoying.
Thanks for the replies.
The law is always:
LL gives 2 months
Tenant gives 1 month
Not sure what your issue is... but it is probably best all round that you wont be a LL for much longer0 -
If you want to know your rights, then you need to answer my questions fully. If you want opinions then you will get those in abundance.
When did the tenancy start(date), and how long are the rental periods?
If you ever let properties again, do not allow notices to be served by text.
The tenancy began on 1st May 2014, Assured shorthold tenancy for 6 months and then after this it has rolled on month by month.0 -

That was my question.
As LL I gave 2 months notice but can tenants then give 1 month notice which over rules my notice.0 -

An invalid notice has no effect so, if you so decide, they remain on the hook until they serve another, valid, notice.
However, in your situation I would be flexible.
It is much better to see them leave amicably now than to go to court later and potentially lose the sale.
This can also speed things up as your buyer will probably not want to exchange until the tenant has left.0 -
You want the tenants to leave, the tenants now also want to leave so what's the problem? Presumably if you've been marketing the property and have had offers made the tenants have been flexible enough to allow potential buyers traipse round their home so you should be flexible too.0

Asuming this is Eng/Wales and a monthly Statutory Periodic Tenancy (would really help to know basic stuff like this upfront!) thenThe tenancy has been in place for 2 years and is on a rolling month by month. Their message was sent via text which under the contract they can do. I have this although I have replied.
* LL always needs to give 2 months notice
* tenant always needs to give 1 tenancy period notice
So the answer is: probobly yes they can.
Can't see why you have a problem with it anyway. Better this than they fail to leave at end of july, force you to court (where your S21 might / might not be found to be invalid), then bailiffs etc etc while your buyers get p*ssed off and buy elsewhere.........0
