I know this depends where you're buying and what property but is this right for solicitor fees?

£495+£99 - Their fee
£55 - Search/Drainage
£33 - Land Registry fee
£4 - Some other fee (couldn't hear, but it's doubled because two people are buying)
£99 - Land Registry
£30 - Bank transfer fee
£300 - Stamp duty

TOTAL: £1,115

UPDATED FIGURES:

£495 - Their Fee
£99 - VAT
£30 - Bank transfer fee
£3 - Land Registry search
£95 - Land Registry registration fee
£4 - Bankruptcy search
£90 - Local search
£55.20 - Drainage search
£300 - Stamp Duty

£1,171.12 - Total

House is £140,000

Does this include the full searches and stuff?
They're sending through a better quote in the next few hours so I'll see then.

You also list 2x Land Registry ... what's the difference between them? Is one of them actually the LA search fee?

I think the £33 is the Land Registry search fee; the other is for if it's not registered.

They're emailing a breakdown of costs anyway, so will update the list then.

Edited the figures now I've had a quote.
Strange that a quote from the same company, but different office quoted more!

It seems a lot of fees. I wonder if I said I'd pay cash, I didn't have to pay the bank transfer fee!

The bank transfer fee is to send money to the sellers solicitors/pay a mortgage off if you're selling - there is no way out of this fee, I'm afraid.

A drainage search isn't a legal requirement so you can get that knocked off the estimate, unless there are known problems in the area?

The fees themselves look really good.
Currently studying for a Diploma - wish me luck :)
