House Sale - Fees transparency?

HI there, I'm new to the forum and would love some advice.

I am about to sell my buy-to-let property (so no chain) and would like to know the fees that would be incurred with this?

Estate Agent, solicitor, land registry?? Anything else??

I just want to put these forward so I can get some transparency when selling my property with the Agent and Solicitor, so I know what costs to incur? and can budget...

    I think you would need to say what price you hope to sell it for as it will likely affect fees. Remember you would most likely have to pay capital gains tax also.
    Also if you were looking to sell your second property and buy another second property, any property you bought would likely have the extra 3% stamp duty to pay.

    If it's just a sale then there should be no land registry fees.

    I assume the property is freehold so no management company fees etc.
    Currently studying for a Diploma - wish me luck :)

    Transparancy for who? If it's your property surely it's only you who needs to know?

    Who do you plan to 'put these forward' to?

    Selling costs might include:

    * tenancy eviction/end costs
    * property preparation for sale costs
    * property maintenance costs during sales process (eg unoccupied property insuranc)
    * estate agent fees (unless you sell it yourself)
    * coneyancing fees (unless you do conveyancing yourself)
    * capital gains tax
