Critique my rightmove listing please

I'd be grateful for any comments/suggestions. It's been on the market almost 3 weeks but no viewings yet. I want to be sure it's not something obvious in the advert that I'm missing before I think about adjusting the price.

    Super picky mode:
    Hanging basket ... nice idea but the house is SO huge it looks a bit lonely. Either photoshop it out .... or stick a monster one there.

    It seemed odd you had two full sized dining tables... but that's your choice. Upon looking at the floorplan, for the price, I think I was 'disappointed' there's no utility room and the kitchen footprint's "a bit smaller than expected/desired".

    There are some features some people might call "dated", but that doesn't matter as it's all superclean and smart.

    Number 2's for sale and is cheaper and "more modern" with a bigger kitchen.... and a conservatory.

    You've got the 5th bedroom, en-suite and study.

    Living room in both seems a "tad on the narrow side", narrower than would be my preferred width, but you can't help that. A house is what it is.

    Bit of an odd one really ... between yours and number 2 are the desirable features many might be looking for, but you've both used the space differently.

    Not many people need a 5th bedroom and a study .... so they might prefer to go with the cheaper/more modern looking number 2 and use the difference to knock it about a bit themselves (e.g. en-suite and a garden office/study).

    Just spotted: everybody's bedrooms are a little "snug". I think I'd be comparing the living room and bedroom sizes with others on the market.

    The large amount of fitted (and thus costly to remove & replace) orange pine would put me off, if I'm honest. It's in the kitchen, at least one bedroom, and the hall/landing. I could (and did) sand and paint one area but that's too much.

    The fireplace in the living room would have to go, too, but I could live with it for a bit.

    The garden is tidy but lacks some colour. Could you put some pots out?

    Can't say that there is much you can do as regards the pictures - seem fine to me - all uncluttered and clean.

    Good floor plan and write up.

    I am sure others will find something to criticise as we all have our preferences.

    Since last week was half term (and people are usually too busy to view) I would give it a bit longer before you consider lowering the price.

    Just a waiting game I suspect.

    Not having dealt with Purple Bricks myself you might want to ask a friend to ring and show an interest and see what their sales service is like.

    I suspect it doesn't really matter but it's evident you took the photographs yourself. Use a wide angle lens. And don't have photographs with shadows.

    In reality though, none of this would stop me looking at the house. I'd stick a much smaller table on the kitchen floorplan. My main dislike is there are too many rooms for the floor space, but that's not to say it wouldn't suit someone else.

    Unless you need five beds I think the preference would be for bigger rooms. I would knock the two bedrooms on the right side of the plan into one and have a walk in closet.

    It is well presented but for me could do with a bit more "dressing", cushion, throws, pots outside, aspirational garden furniture, all of which can be taken with you. It looks uncluttered but a bit bland.

    I don't know the price point for the area but a five bedder is a niche market.

    Nothing wrong with the photos at all. I haven't done a comparison with prices against other properties. Nice property. I don't have much of a problem with the pine (except perhaps the bedroom) but I'm sure some people would, others will be like me and not be bothered by it.

    Higher the price the smaller your potential market.

    In general terms I'd prefer the house to be 4 bed with better proportioned rooms and bathroom.

    Most online agents seem to have a knack of taking good pictures. These though are pretty poor. It would appear the photographer has mislaid their wide angle lens, so everything looks disappointingly small.

    I read in the paper yesterday that Purple Bricks are disappointing their investors. Apparently they are very good at getting the commissions but pretty poor at turning those into sales...

    Why on earth do you have two dining tables?
    The Master bedroom is a wee poky affair. Get rid of that little bedroom on the right hand side and make it a good 4 bedder

    It's the bedrooms for me. Too many, too small. 125 sqm is not enough floorspace to support 5 bedrooms and decent space downstairs.

    The downstairs layout bugs me too - all rooms are quite narrow. I'd be tempted to remove all internal walls, move the stairs and start again!

    Lastly, the garden is quite small. Don't know what is the norm in the area though.

    Having said that, I cannot see anything obviously wrong with the place if someone likes the layout. Nice photos, well presented house.
