Withdrew offer on house, still interested albeit at lower price?

The original agent would only get the fee if 1. They found out the purchaser went through new agent. 2. Could prove they did all they could to try and get a deal sorted previously.0

OP - if you still want the house, you might need to smooth things over with the vendor. I'd write to them saying you withdrew your original offer because you suspected the EA was playing games (presumably vendors are also frustrated with original vendor). You could always then ask them which agent you should approach if you wish to make an offer.

I Feel you have burned your bridges with the current vendor, maybe look for something else as you have messed the Vendor already by not knowing what you want.
That's my feeling. The vendor would have no qualms gazumping me later if they got offered more as well.
In hindsight I should have been more steadfast with my original offer, upping it only slightly, but when you've been looking at properties for some time the whole process can be so draining you just want to get it over with. Anyway lesson learnt.0 -
It's entirely possible that the vendors dont actually know who you are. If the previous agents haven't supplied a list of people they introduced to the new agent you could put the offer forward via new agent and they have no idea you are the same person who offered before.0

Unless the previous EA finds out.
If the previous EA finds out and contacts the vendors before exchange to remind them that their fee is payable, it might scupper the purchase.0 -
I agree, but I have had instances of it previously and the company never pursued it, it's very difficult to win in court.0

Nonetheless, the risk is all on the vendor, and if there wasn't clarity about whom I should pay fees to, if it were me, I'd just refuse all offers where the waters had be muddied.
