    It's very rare to have a house purchase go smoothly. I think the seller needs to come to terms with that now.


    Don't take anything personally hard as that sounds.


    As everyone says, get the Homebuyers report done. A valuation report is almost worthless.


    Get your report done, make it a condition of purchase. It's actually a nice reassuring/interesting thing to read and will give you an idea what you should turn your attention to once you're in.
    We love what we love. Reason does not enter into it. In many ways, unwise love is the truest love. Anyone can love a thing because. That's as easy as putting a penny in your pocket. But to love something despite. To know the flaws and love them too. That is rare and pure and perfect.

    I'm happily sticking by my guns and aiming to get a homebuyers report done ASAP.

    I appreciate the sellers frustration as delays to the mortgage applicaton have already set things back by a few weeks so I'll put a rush on sorting this out. I also see what the EA's motivations are (£) but they can get lost :)

    How would I go about making the HBR a condition of purchase at this stage? Just wondering what the formalities are.

    The end of June will be the end of quarter for the EA. So perhaps they are extra keen to get this sale completed by then because of quarterly commission targets etc.

    Possibly the message at the weekly Thursday meeting was "Get on the phones and get those sales completed!"

    In which case, it's not really your problem.
