    Asbestos is virtually indestructable. That is why it was used in the first place.

    I have just completed the restoration of a house. The work cost over £1,000,000 - no expense spared. About the only thing that we didn't change was the asbestos soffits; no word of a lie! They have been there since well before the previous owner bought in 1988. We have repainted them and they will carry on for a long time yet - they showed no signs of deterioration.

    I think if you go and have a proper look at the HSE website, you'll get a better picture of how the lower risk materials are dealt with.

    There is no point testing for asbestos in artex, just treat it like it already contains it. It shouldn't cost more to deal with than any other material.

    Fair enough, I think I'm just scared by the multiple £000's that it appears to cost to remove and replace soffits.

    It's a forever house. Worth about what was spent on it, if you don't count the furniture and all the stamp duty. Probably a bit less, but that wasn't the important factor, getting it right was.

    Worst case, you could clad over the soffits with uPVC when the time comes, being careful where to fix, obviously.
