    I went to look.

    The house is NOT in the correct position on the plot.
    The house is not to the plans on the council's planning portal - no bay windows at front, additional roof windows fitted.
    The land which it's supposed to have on one side (which comes from the builder's garden) has not been partitioned off (yet). There is no back garden, due to incorrect positioning on the plot.
    There is a side garden which has access from the front door, or the kitchen door on the opposite side of house.
    The land in front has been partitioned in a way that is benificial to the two finished new houses (big parking areas), but not great for this one.
    I spoke with a cousin who work in a council planning department, and his advice involved being prepared to not get retrospective planning for the footprint being in the wrong place, particularly if there had been objections originally.
    I decided that it was a PITA. IF it was a decent deal, the builder would borrow £30K, finish it, get it signed off and sell it for £180K. So why sell it for £105 ?

    Looks like someone started a double/treble garage then decided to try and change it into a house.

    If the builders are that incompetent, I wouldn't go near it with the already mentioned bargepole. Ignoring planning, positioned incorrectly? Beggars belief lol. What else have they got wrong lol.

    I think you're right.

    Good job you've investigated it thoroughly.., unfortunately someone won't and will buy it.

    Your local council should have planning information which you can look at - many of these are searchable online. Building inspectors should have been involved checking the footings and at other stages. I'm not sure if you have any rights to be given building regs information.

    It does sound as if this has just been built without any permissions in which case the worst outcome is that it must be demolished. I'd be very cautious.
