After reading this and thinking about it, yes it's worth it for us - kiddie bathroom/emergency toilet. But we do have to sell eventually so need to consider the impact on selling the property. I did look at Saniflo but had decided it was worth the extra £££ for a real waste pipe and told the builder this when he suggested it, he agreed especially with small kids who shove half the loo roll down there before flushing.

I do feel slightly nervous about a waste pipe running under the house as we've had a cracked waste pipe before and it can cause a lot of issues. I'm presuming more modern materials are used to reduce the risk of cracking and leaking these days. The entire drain along side the house has been lined by the insurance company just in case, it's a Victorian house.

Thanks for the storage suggestions too, we can probably keep some space where the ceiling height is lowest, behind the toilet which may be a half wall with shelf and hidden cistern. Under and over sink storage might be doable but it will be very small. It will be things like the vacuum cleaner and mop that will be hardest to relocate. If we do extend I'll try to build in storage for this but we'll be stuck in the meantime. Thankfully the kids are bigger so we can get rid of the pushchair etc soon and I love to declutter, sadly I'm the only one who does.

we have just had a downstairs toilet and sink put in. It previously housed our DHW tank, so the same sort of space as a large airing cupboard. The Door liner had to be moved forward slightly as there wasn't enough room to sit down without being able to shut the door! (if your an adult). We got a slightly smaller cloakroom toilet and a 400mm sink in there and put a bifold door on there to help with space. Its tight but it is great. With 3 small children i dont know how we coped before.
Dont even consider a saniflo, get it hard piped in you wont regret it
Even a stopped clock tells the right time twice a day, and for once I'm inclined to believe Withnail is right. We are indeed drifting into the arena of the unwell.

We were in exactly the same situation. That cupboard was our junk cupboard. Vaccum, mop,my tools etc etc. You will soon find somewhere else to put them. We are getting a little storage shed just for tools/occasional household things (carpet shampooer etc). We figured the space would be far better used for what we needed than just storing things. Have a look around at storage for tight spaces too. We got a corner wall mounted storage unit in ours, towel rail, and all the usual bits in such a small space

One of the criteria I had when buying our first home was a downstairs toilet. I'd get it done.

Doesn't matter where it is, a second toilet is a must! I grew up in a house with only one loo, and it was a perpetual cause of conflict and inconvenience. Even now when I live on my own I'm grateful, when I have visitors, for the additional outside loo just by the back door.
