    Oh god I hope that's not the case! We're abouut 9 weeks in now so I'm hoping that't not the case at this stage!

    Not good dafty duck.

    Since expenses are incurred in a transaction i beleive that there should be a formalised system of fees to put down on an offer. If you pull out due to changing mind, not being serious etc then you lose the fee.

    If after paying the fee there are problems with the survey, lease or whatever then you can pull out and get the fee back.

    So frustrating to have buyers pull out because they change their mind

    I presume you'd be prepared to pay an additional fee each time for them to make two pointless phone calls every day for maybe a week or two?

    If the buyer hasn't done a gifted deposit letter, they will not be able to exchange as their mortgage provider will not be satisfied and may not provide funds!

    9 weeks is still well below the average/ expected 12ish. Especially as you are in a chain
