Hmm this is a tricky one.
Is there actually anything else on the market you would consider at the moment? Might be worth still quietly in the background looking at some (obviously not through the EA you are currently buying through) - you never know one may take you by surprise you may like it just as much and the vendors may be in better position to suit your timescale? Then you'll have a decision on your hands, but that's a different thread...
Sounds like the one living there is finding it harder to cut ties with the place than the other siblings. I think I'd only want to hang on if it was clear to me how much effort and commitment this person is making to find somewhere else. i.e. weekly update to you about how many properties this person has viewed, is their search realistic etc? I know you could be fed a pack of lies but you may get a gut feeling about it...
We had an offer accepted on a property a couple of weeks ago. The vendor has had 2 weekends so far to find something, and I have called the EA once so far for an update on how her search is going. We're going into rented for 6 months anyway to keep our sale, but I am expecting to be making weekly phone calls in the coming weeks to find out what progress she has made and I am not spending out on a survey until she has had an offer accepted somewhere at least. In the meantime I am keeping a look out for anything else that comes on the market just in case...but it's gone quite quiet tbh. So if this is the case for you might be worth sticking it out a bit longer. Can you go into rented to keep your buyers? AT least that's half the process/headache done then.0 -

Having lost out twice before, I am wary of getting ahead of the game only to lose out. I am due to give birth at the end of July so would have hoped the sale of our house would tie together with the onwards purchase but now I can only sit in hope as EA also states once vendor finds a place it could take only up to 6 week's to sort everything out. I'm just so worn out that looking for more properties seems like a mammoth task. This property is detached and offers the space we are seeking hence we were keen to secure it but it seems we appear to be on the receiving end of sellers who unfortunately don't reciprocate in the same way0 -

Oh gawd didn't realise you're near to giving birth! Can understand you don't want to go house hunting again then!
Although money will be lost (you paid a fee?) when the mortgage offer expires, is it better to loose that mortgage offer than the house? Maybe it's best to just go into rented to keep your sale from falling through (not ideal but nothing is, and at least half the weight will be lifted from your shoulders then). Hold out a little longer for the vendor to find somewhere if this really is the house for you, and if there's nothing else out there at the mo, and then when the vendor has found somewhere else THEN apply for another mortgage? (In the meantime you may well have found somewhere else to go with anyway, and you will have the money in the bank making you very strong buyers, and no stress of trying to tie up a sale and purchase).
