I don't mind paying a bit more if it means they are good, I imagine the differences in price would be marginal between different solicitors in my area.
They even said in their email: "My firm does not aspire to be the cheapest with regard to fees as quality comes at a price however our service represents good value for money."
I just wanted to know if this price is what I can expect, as I have no clue what is normally included in their fees etc.0 -
That's similar to our solicitors fees (recent FTB). At first I thought the total was high but then saw it includes the Stamp Duty.
Do check that they can handle the Help to Buy process though.0 -
Why don't you ring round a few solicitors to get quotes?
We rung 4 recommended ones. One was on holiday for 2 weeks so we didn't have that time to waste, 2 quotes were identical and 1 was £200 cheaper and they realised they knew us and applied a discount.
They will all email quotes with the bits you mentioned then you can see if anyone has left anything out.0 -
We have just completed, and our solicitors included the below as line items;
Pali Limited – search pack fee
HMRC- Land Transaction Tax
HMRC- online submission fee
RBS bank fee
HMLR – registration fee
HMLR- search fees
Solicitors – charges & VAT
That all came out at around £2200, that included the stamp duty of £1380. We got a small deduction as i knew someone who worked there, but really, the deduction was only £120.
If you shop around, you can get good quality conveyancing / solicitors services for a good price. Lots cheaper than the EA fees of £1500, excl duty and fees.0 -
It looks reasonable.
I don't generally approve of the Stamp Duty Land Tax Administration Feebeing listed separately as it's part of the job so should be included in the basic fee - some conveyancers hide it as an extra in the small print to make their basic fee look smaller.
However in this case it's not hidden, and still a reasonable overall cost.
Check that the following are included:
* dealing with lender if you are getting a mortgage
* solicitor is on lender's panel (again if a mortgage)
* dealing with lease, and freeholder, if property is leasehold

Just chipping in, but don't go purely on price.
I've done that to my detriment and I can attest that in life you often get what you pay for. A cheap conveyancing "shop" I used made a complete mess of a transaction, so the next time I based my decision on reputation rather than price.
A few quid is neither here nor there when you are spending £245k on your house. It's a stressful enough process as it is without adding to that by having to deal with a bunch of incompetents who are supposedly acting in your interests.
Ask around your acquaintances and see if you can find a local solicitor with a good reputation.0
