    Passing affordability is one check.
    Passing the credit check is another.
    Passing the underwriters check is another.

    You should not be basing your choice of lender on who will lend the most, but who is most likely to lend.

    Ok. I'm not sure who is most likely to offer a mortgage I read lots of conflicting things. I have done the DIP with RBS which says they do a soft credit check so I'd hope if I only borrowed around 80% of what they say they will lend me is hope it would get approved

    Excess/unauthorised borrowing charges, unpaids and overlimits are never well looked on by clearing banks.

    You should ensure your accounts are spotless for at least three months before you apply.
