You miss the point. A report at the prices being suggested by some will be completely worthless and won't have been carried out by a competent Electrician. I will go for the condition report first then. The person who quoted me 150 + VAT for the NIC EIC condition report seemed a decent bloke so will try that one.

I had the report done today. Cost me 150+VAT, but it was money well spent. The guy spent three hours here doing the testing and wrote many pages of notes.
I'm looking forward to getting the report in the next few days but already I know there are some pretty serious problems in the house, so getting it all fixed won't be cheap.0 -
If you're renting, anything you spend should be deductible against taxable income from rental.0

As the OP is only considering letting out the property and is presumably still using it as their primary residence, would they be able offset the costs against their tax bill from the rental income if the work was carried out whilst they were still living there?0 -
