We have been worrying about it, ever since we received the sellers questionnaire from the solicitor yesterday evening and couldn't find any record on the council website as recommended. Plus with weekend and bank holiday we cant speak to solicitor till Tuesday.
you guys have definitely put our minds at rest, but i dont think, stating we have no papers because of the age of the extension will wash with this buyer. We dont want to be walked over but again we dont want to push to hard and lose the sale.
How long can retrospective BC certificate take?
Can we get a letter from the council stating they wont be taking any action?
Can you just get a structural survey done on an extension - as i know structural extensions are expensive £1000+ for whole house?

very very unlikely to get permission to do this. At least 2 house on the street have been refused, with coucil stating that only single storey extension would be considered0 -

Put it this way - the standard contract used for most sales in Scotland (different statutes but basically the same principles) assume that everyone can ignore alterations if they're over 20 years old. So anyone starting this sort of debate is already deemed to be a bit awkward.if it were me i would be more worried about the original house as its 120 years old and its not got building regs.

Do the council's records on the website actually go back to 1980?Can you just get a structural survey done on an extension?
If your buyer wants - but would seem odd only to inspect the extension and not the much older remainder of the house.0 -
