Rental exchange

Hi all. I want to sign up to the rental exchange as I always pay my rent on time so would like it recorded for my credit rating. I thought it best to mention it to my landlord first. I sent a link from this site to him and he forwarded it to the letting agent. Their questions:
Is a bank or individual company making the payment for the third party?
How does it work if they stop the payment?
I don't really understand their questions but can anyone advise as to the answer to these questions? It seems best they understand that it's ok before I apply so they can reassure the landlord and the landlord has to agree to it as far as I know....is this true?
