    £10 over isn't going to make a difference. It's negligible. If you want to stand out from another offer at 150K, then you have to make it worth their while. If the vendor decided they liked somebody who'd offered 150K, and they don't like the person who offered 150,010, then they're going to go with the lower of the two offers. If it's £1000 difference, the vendor will probably disregard personalities and take the higher offer.

    Yes we are ftb, renting and have put an offer in 3k over the asking price - I cannot see why they are taking so long to make a decision..

    Most likely because they have decided to wait for several days to let all offers come in, get higher offers made, and then they can choose from amongst them. They don't need to rush do they, indeed every passing day adds a few £k to their price.

    If you are really keen have a word with the agent and see if they will give any hints what will make the difference, and make sure they know you have a mortgage lined up, and are renting and can be very flexible on moving dates.

    We have just sold a property in a popular area with very few of the sort of property which we were selling. We never had an EA nor did we advertise the property, we were approached by two parties who knew that there was the possibility that we were going to sell. It was important to us that the property was going to be sold to someone we felt we could trust and who were going to use the property as their main home.
    We sold to the people we were most comfortable with whom we knew really loved the property and wanted to live there. Although we ensured we got a good price, the people to whom we were selling was just as important. Happy to say they didn't let us down and the sale went like clockwork. I would therefore say when dealing with sellers be honest and polite as this will make a good impression with those sellers were everything isn't just about price.
