EA valuation - not selling

EAs offer to do valuations on their websites. Do they mind coming out to value, if you're not planning to sell? Do they see it as a waste of time, or is it part of the service?

Some of see it as part of the service, in the sense that you'll be grateful and might come back to them in future when you sell. It's building future business.
Others will see it as a waste of time...... if they know.0 -
Probably best not to tell them that you aren't planning to sell if you want them to do a free valuation for you.Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0

Two local 'traditional' EAs were happy to value my property, even though they knew I had no plans to sell.
One of them explained that they are always happy to do that kind of thing, to build up good will - so that I would remember them if/when I came to sell.
I'm not sure if the aggressive 'target-focussed' national chains would do the same though.
Although, you can always say something like "I'm half thinking about selling, but I've no idea what my place is worth..."

And both the EAs sent me letters confirming their opinions on what the property should be marketed at. It was those letters that I wanted...0 -
They make enough from their paying customers to do some prospecting. It's called a market appraisal and part of their marketing. Don't feel any guilt about getting the out! It's like asking tradesmen to quote on a job.0

We had a local agency out to advise us before we began renovations, just to confirm our thoughts about how much it would be sensible to spend without smashing our natural ceiling price.
They were happy to do this. The managers of the both branches turned up on a slack Friday afternoon in July and chatted for a couple of hours, or till the biscuits ran out anyway.
Not all agents are like this, especially not the chains, but we're in a relaxed rural area where most things are done on personal recommendation and the local grapevine is in need of constant updating.
It was the agents who suggested the visit when we called into their office; we were only expecting generic recommendations.0 -
We've also previously done this when we had no intention of selling......yet. Only used the local, high street EAs that market the *better quality* properties as we felt the chain type wouldn't appreciate our standard of restoration work

They had no qualms about doing so, even when we explained we weren't planning to move in the foreseeable future. Again I believe they are happy to do this in the hope you will use them in the future, which in our case we did, albeit about four years later.Mortgage-free for fourteen years!

a) "what the property should be marketed at" is not the same as what it might/should sell for
b) if the EA does think you are selling, he might inflate his valuation hoping you'll then use his firm not the competion.......0 -
For what it's worth - all agents that valued our property ended up just quoting what Zoopla said...To err is human, but it is against company policy.0
