Advice on giving up tenancy agreement early

In need of advice about giving up our Assured shorthold tenancy agreement early. We only renewed in April 2016 for 12 months. We've lived here for the last 18months. We've have an opportunity to get a mortgage as we have been given a lump sum as part of compensation this would be enough for a 10-15% deposit. We've had a brief conversation with a mortgage advisor and we are in a good position
No debts and nothing on out credit files that should affect an application. The only reason we never considered it before was due to not enough deposit. We have a good relationship with our landlord and hoping they will understand and allow us to surrender the property early. We were thinking of offering 2 months notice instead of 1 month or offering to pay any fees associated such as re advertising? Do you think this this could help at all? What's the likelihood of them not agreeing at all?
It's early stages I know but wanted to see where we stand before proceeding any further.

    The only way you'll find out is by talking to the landlord.

    Do you have a break clause? You may be able to break the contract at the 6 month point.

    The contract doesn't mention any break clause.

    Invite him to tea - maybe in July for a 3month inspection at same time?

    Buy/bake a cake. Have a chat. Broach the subject and see what reaction you get. The make your offer(s) acordingly eg

    * 2 months notice
    * 2 months rent
    * cost of advertising
    * rent till new tenant in situ (put a limit of some kind on this though!
    etc

    Worst that can happen is that he eats your cake and then says no!
