can anyone help me with the regularisation process please?

    We were told it would be at least six to eight weeks for regularisation. Of course different parts of the country/backlogs at your building control will vary. Our buyers were not happy to wait as the chain beneath was putting pressure on them to exchange, plus they were convinced they'd lose our house as they believed we would withdraw it from the market altogether - we had never threatened this but they knew we were only selling to buy one particular property.

    Moreover in our case there was no question of shoddy workmanship/procedures skipped, as we used a reputable and highly respected joinery co, just a mix up over whether our building regs covered the windows as well as other works - our completion certificate referred to "extension and other alterations" so pretty vague. Fwiw, our architect insisted the completion cert did cover the windows, our buyers' lender/sol disagreed.
    Mortgage-free for fourteen years!

    I doubt our buyers will want to wait 6-8 weeks, especially as they have already sold and are stopping with friends :(

    Well look at it this way, if you are going to sell at any point in the future, it needs to be addressed.

    Good that your builder has been given a rocket too, that should mean he is more than willing to do the necessary.

    It's really the only choice you have now.

    If you sold so quickly, if this buyer can't wait (and if they are keen on your house there's no reason why they shouldn't) then it could well all be sorted out ready for the next one.

    You're right Hoploz but we are under pressure from the vendor of the house we want to buy (new build) for a £5k deposit...which we are obviously reluctant to pay if our sale is going to fall through. I really wish we'd know about all this before putting our house up for sale so we could have sorted out all out without any time pressures. (Or obviously done it right in the 1st place!)
