What I was really hoping for was someone with previous experience in things like this, I know it wouldn't be accurate but I was hoping someone could say something along the lines of "your more likely to be looking at early June" or "don't expect to be in until the end of July"

But their experience will be completely different and therefore irrelevant to you.

Guess it's just too early to tell then!

Oh well, thanks for everyone's feedback, I'll just have figures crossed that it all goes according to plan.

    Thanks everyone.

We are giving two months notice because the landlady is a friends mother and it's in our contract, I'm aware it's probably not legally enforceable.
It can be difficult with friends and family but there is also the possibility that your LL could be much more flexible. You can leave at any time by mutual agreement.

I would talk to the landlord and keep them up to date with progress. If you agree to be very helpful with viewings once you have a completion date from your builder the LL should be cooperative with notice regardless of the contract.

The LL being a friend's mother works both ways.
