Limited title

Hi, I'm buying a house built in the 1920's. The owner has died and it's being sold by her daughters. The solicitor tells me that it has " limited title" and that there doesn't appear to be any title deeds but that I needn't worry. What do other forum members think?
It may be related but the solicitors are unable to give me exact details of the boundaries especially related to the ownership of fences which I would like to replace, if I knew who owned them!

    Regarding fences - say to the neighbours "I'm thinking of buying the house next door, and I'd like to replace the fences with new ones like in this picture. Is that OK with you?"

    You can also ask "... and does the fence that's there at the moment represent the boundary line?"


    If the neighbours object, you can always put your new fence alongside theirs.

    A limited title guarantee is absolutely bog standard when buying a property from an estate.
