Do I need a specialist valuation report?

Hi all. My valuation came back stating: 'the property is in a mining area. This valuation assumes the property is not at risk from mining works'
Lender has offered based on this but wondered if this is standard phrasing or if I should be getting a mining report?
Also states asbestos suspected in the boiler flue. We will be removing the boiler /replacing anyway so assume we just need a specialist plumber?

you might not need to touch the asbestos , depends on whats there now boiler wise and how it will be replaced..i.e warm air removed , but GCH boiler cited elsewhere
As for the mining , this will form part of your searches where the coal authority will provide more information to your solicitor/youNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
Thanks Dan. The boiler is basically the size of a washing machine on the floor and this goes up the chimney. We'd plan to get someone in to remove this and the water tank and put in a combi. That's good to now re searches - thank you0
