Electric, Gas and Asbestos

We are buying a house built around the mid 1990s with a 20 year old conventional boiler . The survey have flagged up that the decoration on the ceiling may contain asbestos and also a recommendation to see recent certification on gas and electrical installations.

My concerns are..
- How likely is it that the decorative finishes on the ceiling to contain asbestos (House built mid 1990s, I heard that asbestos stopped being used before that)
- When buying a house of that age (around 20 years old), is it recommended to get a gas and electrical inspection done (as there is no recent certificate) ?

Very unlikely.

I doubt most people would bother.

Highly unlikely.
And if there IS asbestos, there's no problem provided you don't disturb it. Painting is fine - Cutting, sanding, removing would create asbestos dust.

Up to you.
If it's the original boiler it will be near the end of its life - but might last another 5.... 10 years. Who knows.
Electrics are unlikely to be dangerous unless there's been a lot of poor DIY, though any inspection will highlight it is not to current standards (so what?).
