What the solicitors need to do for registration the new ownership? (6 months passed)

My purchase to buy a leasehold property was completed 6 months ago. I kept on talking with my solicitors every month, but I still have not received my title deed.
Sometimes they say they are still waiting for some certificates, sometimes they say they are answering enquiries raised by the Land Registry (really?). So far, the deed covenant transfer form has not been sent to the seller's solicitor yet.
I have no idea which step I’m in. Will sending the deed covenant transfer form be the last step for the registration?

The land registry has had some pretty big backlogs of work recently so it is possible that the delay is down to them
I would sugges that you ask your solicitor or conveyancer to confirm to you in writing what stage things are at, what they are still waiting for and what is causingthe delay.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
1) have they (or you) paid SDLT?
2) have they done what's required re informing/getting consent from freeholder (to assign the lease)?
3) has the TR1 been sent to Land Registry? (I assume yes since LR has raised queries)
4) what queries have been raised by the LR?
5) what is the 'deed covenant' and why does it need to go to the seller's solicitor?
6) what 'certificates' are they waiting for?
No one here can say what stage you are at or what remins outstanding until you answer the questions.

Sorry to jump in but are you meant to receive something from the Land Registry after completion??
We moved into our (freehold) house end of February and have not received anything from them0 -
Reading between the various lines it seems that your solicitor has submitted the application but has not obtained the 'deed covenant transfer form' - this will probably relate to a restriction on the title, perhaps in favour of the management company, which needs to be satisfied before the registration can be completed.
As TBagpuss posted we are experiencing delays with this type of application at present although 6 months would be an extreme example - however if the solicitor has not submitted the required documents then presumably that is where the delay is and not with us.
If you contact us at customer.service@landregistry.gov.uk with the details we can take a look and let you know what stage the application is at from our perspective if that helps

My solicitor just sent me the SDLT5 certificate. And he is asking me to sign the deed covenant transfer form again (because the old one is not good enough...). He will post the forms to me and I need sign and return the form back to him... Hope this nightmare can finish soon.0
