1st Time Buyer New Build Incentives

Hi there, hope you can help.
Me and my partner are in the process of purchasing our 1st home. Help To Buy have approved our application and we are about to reserve the house that we want.
Obviously being first time buyers we want to get as much as we can for our money, and I mentioned invectives with the sales executive. Straight away he tried to hit me down saying they don't do incentives ever, and we will not get any. All "finishing touches" will need to be paid for.
Now I've known many developers to offer incentives so I wanted to see if anyone knew where I stood? Is there anyway I can get around this? Putting carpet in the property is going to be costly and will be hard to find the money. With a new child on the way we don't want to be living on concrete floors to allow time to save.
Any advice/help would be great.

Depends very much on geographic location and demand in the area.
I've just exchanged on a new build in North Bedfordshire. No incentives on offer for me beyond a £500 contribution towards legal fees, but only if I used one of their panel solicitors. Any attempts to negotiate got me nowhere as they knew that if I walked someone else would walk in and houses were all reserving within hours of being released.
If you think they will break then you can try holding out, but I don't hold much hope.0 -
Are incentives not only used to shift properties that have been slow to sell? Any other 'incentives' will have been factored into the cost of the house.0

I have also been offered the £500 off legal fee's with their solicitor. My sister will be doing that for me so it isn't an issue.
The property we are going for is one of the last in "Phase 1" with "Phase 2" beginning shortly. For the last month to 6 weeks all I've heard is "you better be quick because we have a lot of people after the property" yet hardly any of them have been sold. I understand that it is sales lingo to get me to panic buy. No, no and more no's is the word of choice with regards to incentive, and they are adamant nobody offers them.
I will keep trying to negotiate right up until the point of reservation because I am extremely keen to save £4k.0 -

So BS them. Find another developer nearby and state they've offered xyz for free. Just expect your bluff to be called.0 -
Thought you would like to hear about the update.
So I went and done some research and found another persimmon site not massively far from me that was offering Turf and Stamp Duty with their new builds. I went back to the sales advisor at my site and she was still reluctant to offer anything other than £500 off legal fees.
Done the tactic and said Taylor Wimpey were offering free turf and carpets. Low and behold they have now offered me carpet throughout the house, with premium vinyl in kitchen, dining room, bathroom and toilets.
Safe to say I am happy with the result. Cheers for input.0
