Me again,quickie about a new build

I posted a couple of weeks ago about the housing development that we had looked at and had been put at the bottom of the list... then got a call saying someone had pulled out where we interested offered a part exchange, so they are coming tomorrow to value the house, both Bellway and the EA they have said they use.
My question is when she called she said the lady had bought all kinds of upgrades, kitchen tops, tiles etc.. wardrobes, which she was trying to put a stop on and carpet I think, so will we be charged for theses extras or will they come with the house? Not our choice, may not be to our taste, does the person who was buying the property have to put a payment on all these extras so if they pull out they are covered????

    She's paid her deposit for the house and for the fixtures and fittings. Asking them not to be fitted might delay the build or you might end up with a stock box build.

    There is room to negotiate there - but it depends just how desirable the house actually is..to others too.

    It's up to you to negotiate. There are no "rules". They will probably initially say the asking price is whatever the other guys would have paid, even if they have already part paid.

    If you refuse to pay this, perhaps they will come down ;)

    First inspect what extras were offered. Discard the ones you're not interested in then take the others at a maximum of 50% of cost.

    You have a rare opportunity with a new builder to have the upper hand.

    If someone else has already paid for extras then I would argue they should now be free; after all why should they paid for twice?

    Its likely they have only paid 25%.

    Our builder takes the rest on completion.

    Maybe, though my experience with Crest Nicholson and Linden Homes was they both wanted the full amount as soon as an order was made.

    Well the lady from Bellway came around to value our house as they will part ex as it is now built, the EA was with her.
    Called us yesterday with an offer of 115, the house we are buying is 223, we know ours is worth 125 though!
    Went down to the show office yesterday to clarify about upgrades etc.... it turn out she has spent 8K on upgrades ( so we are getting charged) but the house will cost us nothing extra, but we would be 8K better off if we sold ours and just bought another plot when it becomes available.
    We also have to leave all fixtures and fitting including curtains!!!
    Partner is not happy with offer and has told Bellway that, so we will have to see if they come back with something better.

    How do you know yours is worth 125? Presumably that is on the open market sold to a co sumer.
    You said you are part exchanging, so you will ALWAYS get less. The is is of course because they they have to turn it around and still make a profit.
