Inspiration - any builders about?

We have seen a property we like but the layout is really not favourable especially the upstairs due to the configuration of the house. Would anyone take a look at the house and floor plans and then my design in blue biro for downstairs, does that look viable?

Upstairs would you say it is possible to build up over the integral flat roof garage. We would like an ensure and ensuite. It is currently being advertised as a 4 bed but the master bedroom fits a double bed, the three rooms remaining are of such an odd layout that two sort of fit a single bed but this has been built under the eves so there is a bed and nothing else! Bedroom three is an office and has a desk and nothing else! What woukd the cost be of building on to a garage?

    Even if you manage to post plans and photo's which as a newbie maybe difficult you will not get any figures from here due to many things, Would that actual garage support being built onto, Area you are in and so on.

    Basically you need to call on several builders and see what the rough costs are for this as well as planning permission to.

    Anything is feasible within reason and as I stated it boils down to numerous factors that only people can see upon visiting said property.

    Stevie is correct and I second this.

    Also, sorry to say, but your approach to the issue is not going to be fruitful. For a quick session on brain storming ideas you need to arrange appointments with some local architectural technicians, or extension designers. Get them round for an initial FOC consultation. Be realistic here, nobody is going to do anything in writing on a FOC basis, but you will be savvy enough to appreciate this!

    For financial viability, if this is a concern of yours, a meeting with a couple of local estate agents would be required.
