    Depends on how old the flat is, how frequently it is maintained etc but the big problem is that they could go up a great deal in the future and you can't do much except sell (and high service fees will affect the price). I do worry about these future pensioners who will be paying unknown service charges in 30 years' time.

    I am not a fan of conversions, sound proofing is often inadequate. Self management of small conversions are sometimes a problem.

    £85 a month in the flat I lived in.
    That covered:-
    buildings insurance
    window cleaning
    gardening
    lighting for communal areas
    decorating for common parts when needed
    cleaning of communal areas
    management company fee
    sinking fund
    day to day maintenance
