    If it was 300K, surely they would have said something a little more tangible than a bit more?

    At the point that you make the 280K offer, there may not have been anything else on the table, so the vendor/EA were deciding how to proceed.

    PS Re: The vendors would only accept....That's in fact the second time, the first was on the marketing...as mentioned in your OP.

    It would seem they are one of those rarely encountered vendors that say what they mean. I would love to buy from someone with that attitude when I purchase.

    After reassessing we're thinking of giving them their "offers over". Thinking £302,500, but that would literally leave us with 0 in the bank, living month to month until I build up some savings again.

    I will feel a bit of a tit as at our last offer I said we'd maxed ourselves out. Any tips for putting the offer forward? Should I impose conditions? e.g. accept same day/SSTC or is that likely to work against me?

    Anyway, you could always say that your wife has her heart set on it and got the extra as a gift?

    No idea if you will be able to do any of that very easily tbh as you have already played all your cards and they know it. I think minimum they take it off the market immediately else walk away.

    Hope it works out, but you did put yourself through it a bit. Can't help with the conditions but someone will be along with help soon.

    Make the offer and have a second viewing asap, more to convince the sellers we are serious and can complete quickly, more than anything else.

    I suppose as you and other's have mentioned, it didn't matter what reasons the seller has for wanting more, it shouldn't really make any difference what reasons I come up with, as long as I can back up our offer.

    I did, a bit. To be honest I'm still having an internal battle. My head is telling me I'm an idiot for even thinking about paying this much for a property when there will probably be others come along at a lower price over the coming months, but we're both at the end of our tether with the run of bad luck we've had with houses and just wanting to get on with it now.

    I'd view again before making a revised offer. You'll notice far more on a second viewing.

    None of that matters, if you like the house don't get distracted by the EA...AGAIN! He doesn't care whose money pays his commission or the bag of chips he'll get from the extra.

    Just view/see vendor if you can to press your case home and do the deal or not as the case may be.

    Clearly you can afford the house at it's asking price if you're now considering an offer above £300k. If you loved it so much you should have gone in with that offer first and also asked for it to be taken off the market and all other viewings cancelled. Not doing so looks to me like you were out for a deal, which isn't a great perspective to have if you're trying to purchase a family home. Being sensible and not wanting to overpay is good but if you can't afford £300k then you ought to be happy you at least tried and look for something else.

    We sold our house recently, the first people who came round to view it offered asking price and asked that we remove it from the market. We did that and cancelled all of the other (5 booked) viewings, I felt sorry for those people who missed out and perhaps I missed out on creating a bidding war. But I asked for X, they said they would pay X, so why mess about. Perfect buyer, DIP, large cash deposit, no chain, and I'd like to think a no nonsense vendor (modest I know).
