    Are you saying your 165k offer hasn't been accepted or rejected yet?

    If so , first thing to do is ring to confirm what's going on.

    I can completely understand where both vendor and EA are coming from. My question was about understanding how, being on the receiving end, I should react.

    Ask the vendor. They are, quite literally, the only person who knows what they're thinking.

    Yes made the offer of 165k 9.30 am this morning, come midday property reduced to 170k online...but no response to our offer yet.

    Gone fishing one might say. A couple of days before getting back to you is neither here nor there. However to the vendor it's worth £5k.

    How long ago did the EA action the change to 170 online? I would think what has happened is the seller is accepting they need to reduce, and said 170 is their ideal bottom line so try and get that. EA has reduced the price accordingly. Then you phoned with your offer and they either haven't managed to get the seller yet, or the seller needs to discuss with other members of the family etc, and the EA has yet to achieve a firm answer for you. Meanwhile the Internet has updated itself (some time after the figure was uploaded) and you think it's reacting to your latest offer, when in fact the new AP was agreed before you offered at 9.30.

    ... So give it till at least the end of the day, or even tomorrow morning. You will probably get your answer then and you can decide whether to up it to the 170 or not at that point.

    It doesn't sound as if there are buyers clamouring to offer, although there may be viewings by new buyers interested due to the price reduction in the next few days.

    Well, the "game" is called "get the most money for your client as you can", and tends to involve one property, one vendor, their agent, and any number of others, known as buyers. There really aren't any rules, but the decision of the vendor is final.

    Effectively, the remarketing at the lower price means your offer has become a stalking horse for those who discounted the place at the old price, felt they couldn't afford it at the old price, or are new to the game since it was first marketed.

    Exactly.

    No need to evaluate scenarios and motives. Something has happened (seemingly) in response to your offer. Just call them.
