Instructing solicitors?

Hi,

I know this will sound like a silly question - I am just waiting for my mortgage offer to come back after the valuation was done just over a week ago. My mortgage broker advised that I wait to pay the solicitor the initial £300 part of their fee until the valuation etc came back OK.

All I have done for the solicitor is provide ID and sign some forms about 4 weeks ago. Obviously when the mortgage offer comes in I need to start things going with the solicitor - so my first step is to pay the fee, but what do I actually say to the solicitor? I have a general idea of what sort of things they do during the house buying process but what do I actually say to them in the email when I want them to start all the searches etc?

I know it's a silly question but I wanted to ask.

    Can you start the conveyancing process as i have now received my mortgage offer. They will wait for your cheque before doing anything anyway.

    There is no special handshake or code.

    They are used to clients being clueless, I wouldn't worry about it. Might be better to phone if you're not sure.

    Unless instructed otherwise they won't undertake any work (i.e. searches) until you've a mortgage offer.
