Tenancy renewal and rent increase: how to negotiate with a letting agent?

    This makes sense, thanks. I was actually wondering if there is some other regulation that says "you're only allowed to raise rents up to this amount every year", but I think there's none.

    Only if it states this in the contract.

    Before you say anything intractable about proposed rent increases, compare the proposed rent with rents for similiar properties in the area. Then add in removal costs, agency fees, finding a first months rent in advance and deposit before your deposit is returned (usually doesn't happen at same time as leaving the property). Consider if you are in a popular property the LL won't have any problems finding another tenant for (usual) or in a property where moving it to another tenant will be slow.

    Its not just how valuable and reliable you are as a tenant, these are important factors but not the only ones. I'm afraid whoever owns the property is probably in it to make a profit and its quite likely rents are going to rise with the budget changes coming in.

    You could just stay there after the renewal period in a periodic tenancy, but that removes some of your security (the LA/LL can just give two months notice to leave at any point). Depends on what the LL/LA wants if that will work. They could still ask for the rent increase though.

    Rents have risen much higher than five percent in areas where there's a shortage of private rental properties and lots of tenants. There's no limit to how much a rent rise can be (unless written into your TA), supply and demand tends to dictate this.

    Spend £3 with landregistry, get deeds & see what name & address there is for the owner of the property (& if it matches the landlord named on your tenancy!).

    You should have just gone on to a rolling tenancy and not raised the question with them!

    That may still be an option, just don't sign this new tenancy and let a rolling one be created.
